#1. Overpriced

Are you tired of being told the reason your home didn't sell was because it was "OVERPRICED?" 

Fact is most people think if a home didn't sell, then it was because it was "OVERPRICED".  

Nothing could be further from the truth.  Fact is, a lower price doesn't always cause a home to sell.

#2. Curb Appeal

The general attractiveness of a house from the sidewalk to a buyer.

Curb appeal is one of the most essential elements in selling your home. 

You can create interest in your home before buyers ever step out of the car, even if they didn’t think they were looking for a home like yours.

#3. Condition

The Condition of a property reflects the overall physical condition, inside and out.

Condition also has to do with workmanship, lack of maintenance, termites, radon, chemicals and hazardous substances. 

Appraisers look at all of this and compare your house to houses that have sold and those currently on the market.

Condition also considers the level of maintenance that you would normally expect to find in the home relative to its age.

#4. Description

THE MULTIPLE LISTING SERVICE (MLS)

A multiple listing service (MLS) is a database established by cooperating real estate brokers to provide data about properties for sale. An MLS allows brokers to see one another's listings of properties for sale with the goal of connecting homebuyers to sellers.

  1. Did the listing agent write an accurate and appealing description of your property in the MLS?  
  2. Was the street name spelled correctly? Were the numbers in the address correct?  
  3. In addition to the description, were professional photos taken of the exterior and interior of the house?

Bedrooms

To be a bedroom, does there have to be a closet?  

  1. According to Realtor.com and contrary to popular belief, in most states a bedroom does not have to have a closet to be considered a bedroom.    
  2. Closets are expected in newer homes, with the master having a walk-in, but older homes might require a more creative approach to stowing your clothes.

Bathrooms

Different bathroom descriptions may lead to some confusion. Here is a simple breakdown of the differences between full, half,  quarter baths:   

1/4 (Quarter) Bath = Sink       

1/2 Bath or powder room = Sink & Toilet  

3/4 Bath = Sink, Toilet & Shower  

Full Bath = Sink, Toilet, Shower, Bathtub  

5 Piece Bath = 2 Sinks, Toilet, Shower, Bathtub 

Red Flags

1. Look at your School Districts.  Are they correct? 

2. Did your Showing Instructions mention any showing restrictions? 

3. Did the Showing Phone Number go to a showing service or office, or directly to the listing agent’s cell phone? 

4. Was a Buyer Agent Commission offered acceptable? 

5. Was the MLS description appealing and accurate? Did it mention any amenities such as; close to schools, shopping, parks. Is it on a bus line?  Does it have great mountain views?

 6. Were Photos taken of the exterior and interior on the house?  Were they taken with a cell phone or professionally?

#5. Showings

WHAT IS A SHOWING?

A showing is a professionally scheduled appointment that gives a potential buyer the opportunity to tour your home.

APPROXIMATELY HOW MANY SHOWINGS DID YOU HAVE?

  1. Did you have a lot of showings or very few?  
  2. If you had a lot of showings, how many offers did you get?    
  3. If few showings, it could be your house was poorly marketed or the price was just too high! 

WHAT WAS THE PROCESS FOR SETTING YOUR SHOWINGS?

  1. Did your agent use a showing services?  A showing services is a group of dedicated people who set showings all day on behalf of the listing agent.  They have our pass-words and they know what company we work with.  In other words, we are verified agents and not secret agents.
  2. Did your agent insist on setting showings him/herself?  How did they verify the showing agent?  Did they just take their word that they are who they say they are?  Did they allow secret agents in your house?
  3. How were you, the seller notified of each showing?

SHOWING FEEDBACK

  • After every showing, did you and your agent have a conversation?
  • Did you talk about what the buyer liked and didn't like?
  • Did the buyer want you to replace the pink bathroom with the green shag carpeting?
  • Did the buyer have little kids and needed the master bedroom on the second floor with all the other bedrooms instead of on the first floor?
  • Did the buyers have elderly parents and there were just too many stairs?
  • DID YOU RECEIVE ANY OFFERS???  What was your response?  WHY???

WERE YOU HOME FOR ANY SHOWINGS?

  • Please say NO!!!!
  • If you did stay home,  how will the buyers ever see themselves living in YOUR home?  That also goes for open houses.
  • Leave, Shoo, Get Out, Go Away, Leave The Premises for ALL showings and open houses.
  • LEAVE, LEAVE, LEAVE, LEAVE, LEAVE!!!!!

WHAT WERE YOUR SHOWING REQUIREMENTS?

Were there unusual or unreasonable notice requirements for showings:

  • 24 hour notice
  • No showings on Saturdays or Sundays
  • No showings after 5 p.m.
  • Don't let the dog out.  Don't let the cat out
  • Was there a lockbox on the front door

HOW DID YOU PREPARE FOR SHOWINGS?

The CORRECT answer is:  

You ran around the house like a crazy person turning on lights, picking up laundry, wiping up toothpaste spit, flushing toilets, fluffing pillows, and then made yourself scarce.

The WRONG answer is:  You lit a cigarette, heated up some Chef Boyardee and plopped down in your Laz-y Boy recliner to await your guests.

Also the WRONG answer:  Working from home and unable to leave.
